House Hunt In Ladue & Frontenac

Lots of Valuable Lots Ready for Development Locally.

Ladue and Frontenac are land-locked. They're not getting any bigger in area so in order to have newly constructed homes, something has to go. It's a trend that's happening all over the St. Louis Region with special emphasis in our area. You've heard about it called "re-development", "in-fill", or "tear-down". In many cases the value of the land trumps the vaul of the house. The Houses in question are not necessarily in disrepair but may be obsolete and needing major updates or  the style size and features may not neet the needs of today's market. As long as Ladue and Frontenanc are attractive, the trend is destined to continue.

This week we present a list of 10 lots that are prime for redevelopment. The information comes from the St. Louis multiple listing service. Some of the listings are empty lots, others are older homes that are deemed too costly to bring up to todays standards, and buyers desire that are right for the location.

One of the best places to start your quest for building a new home is to contact the bulding department at the city. There are rules and regulations that need to be considered when planning. Lot lines, setbacks, abatements, and easments are just a few of terms of leagalese that may crop up to alter your plans. Talking with Mike Gartenberg, Deputy Building Commisioner in Ladue  will  help you get started. "New home owners could make  things  a lot easier on themselves if they start here," he said.
